Overview:

The Sand Rose sits on a full North AlKhobar Block of 1,860 m2. The building foot print is only 940 m2, allowing for ample parking space, nice-looking landscape and convenient walkway pavements. The project was started in August 2005 and completion is planned for the fourth quarter of 2008.

The Ground Floor provides for a spacious reception and waiting area, a coffee shop, a modern gym and health spa. The Mezzanine houses management offices and other building service facilities. The four stories, cantilevered at 1,240 m2 each, contain 36 one, two, and three bedroom apartments of different features. The nine apartment types provide a wide range of choices, from the three bedroom Duplex to the one bedroom Executive. Apartment sizes range from 70 m2 to 160 m2. A roof top Panoramic Restaurant is envisioned to provide fine Gourmet Dining.

The Sand Rose is a fully air-conditioned facility utilizing the concealed central DX system. Individual room temperature controls are at the resident's discretion. A comprehensive Security and Loss Prevention program is supported by a complete building and grounds camera monitoring system, a fire prevention and fighting system, ample well defined emergency exits and electronic access control to all apartments and resident facilities. Two sizable passenger elevators, a service elevator and a loading dock are provided for convenient access and discharge.
